The Northumberland Estates Environmental Development Design Standard is our commitment to delivering high quality and sustainable commercial developments that deliver for both the environment, businesses and local communities.

Our Background

The Environmental Design Standard aims to outline a standard approach to construction with general design principles, quality levels and environmental targets to be included in our development delivery. This standard will allow Northumberland Estates to reduce our embedded carbon and carbon production in the construction and operation of our assets.

Our Development Targets

Northumberland Estates standard aims to improve our built asset design and delivery by achieving the following general principles in design and construction.

  • 75% enhancement on building regulations for air leakage
  • Sustainable and attractive environments to enhance biodiversity and improve well-being
  • Quality and sustainably sourced materials
  • Low energy use and 30% cut in C02 emissions
  • Flexible design and low operational cost
  • 20% better than current requirements for embedded carbon based on the RIBA climate challenge 2025 targets
  • Operational life cycle recycling
  • Net zero embedded carbon

Our Commitment

Northumberland Estates are committed to provide high quality fabric first design delivering energy efficient, and environmentally low impact developments with reduced embedded carbon to achieve our overall net Zero carbon target.

Our Guarantee

All Northumberland Estates buildings will be guaranteed for the first 12 months after practical completion when handed over to the tenant. In the unlikely event that issues are experienced during this period, they will be addressed promptly by our property management team, with the minimum amount of disruption to business.

Warranties

12 years from Practical Completion
Institutional Warranties provided:

– Main Contractor: minimum £10m PI cover
– Architect: minimum £5m PI cover
– Engineer: minimum £5m PI cover.


Warranties also provided from all sub-contractors with a design responsibility.

Health & Safety

The Health & Safety file will be created by our supply partner and will provide customers with a user friendly guide to help manage their building.
